We offer a wide range of Residential loan products such as Conventional (Fannie Mae/Freddie Mac), FHA, VA, USDA, Jumbo/Non-Conforming, & Non-QM. We also offer Mixed-Use, Multifamily, Commercial as both Investment and Owner-User including SBA.



LOAN PURPOSE

The loan purpose may be Acquisition/Purchase, Refinance, HELOC (Home Equity Line of Credit), Rehab, and Ground-up Construction.


 

OCCUPANCY TYPES

The occupancy types are owner-occupied/primary residence, 2nd home/vacation home, or rental/investment.


 

PROPERTY TYPES

The property types include houses/single-family residences, low-rise to high-rise condominiums, duplexes, triplexes, fourplexes, acreage, multifamily/apartment buildings, commercial, & industrial buildings.



LOAN QUALIFICATION OPTIONS


There are several options to qualify for a Residential Loan:  

  1. Full-Doc: This is the traditional full income documentation with two years of tax returns, W-2’s, and pay stubs. What makes us different is that we typically get our borrowers qualified at higher DTI’s (debt-to-income ratio) than traditional lenders. This means you can qualify for a larger loan amount/more home with the same income.
  2. Stated-Income: This for the self-employed borrower who may not have filed his current tax returns, has complicated tax returns, or his past tax returns don’t reflect his current true income. Some programs require no seasoning of the funds which means no sourcing of any recent large deposits at the time of application.
  3. Bank Statements: You may qualify only based on your average monthly bank deposits. No tax returns are required.
  4. VOE Only: A salaried/wage earning borrower may qualify using a 1-page Verification Of Employment Form from the employer and skip tax returns, W-2’s, and pay stubs altogether.
  5. NINE/NIVA/No-Ratio: No Income & No Employment Verification loans.
